Every service we offer is provided with care which is why we can proudly say the majority of our growth over the past 25+ years is attributed to the expansion of our current owners' portfolios.
We are extremely diligent with collecting rent through our systematic and timely process. We establish clear expectations of timely rent payments and strictly enforce late fee rules.
Resident retention is extremely important which is why we have a dedicated Resident Services Coordinator to answer current resident questions, address concerns, and manage communications professionally and efficiently.
We have comprehensive and strict rental criteria that all prospective residents must meet. Sufficient and comparable rental history, clean credit, stable employment, and income and criminal verification are all part of identifying qualified residents.
We identify a property's competitive status and promote this insight with the use of virtual tours, floor plans, professional photos, virtual staging, self-guided tours, and property-specific websites. Our strategies enable us to create an enormous amount of exposure attracting prospective residents quickly. We have thousands of visits to our MGC website generating an abundance of interest. Our strong landlord-tenant relationships also draw former residents to return and current residents to choose another MGC-managed property when their current residence no longer suits their needs
We oversee maintenance and general upkeep of the property and manage the turnover process. Our dedicated maintenance department troubleshoots and analyzes issues ensuring the most cost-effective decision is made. The in-house maintenance technicians provide reliable service and efficient response time creating a positive resident experience.
We have partnerships with local, experienced licensed, and insured vendors when additional cost-effective repairs are needed.
We pay property-related expenses and populate monthly and YTD financials. Owner disbursements are electronically deposited securely into your account.
Owner statements, reports, customized rent rolls, lease agreements, inspections, and other important documents are generated and published to secure owner portals. Owner portals conveniently provide real-time information and historical data.
