Application Information

Application Process:

• Each person over the age of 18 who will reside in the home must complete the application and pay the non-refundable application fee. 

Note- Each person under the age of 18 who will reside in the home, even temporarily, must be listed as an additional occupant on the application. 

• A $75 application fee per person over the age of 18 must be paid before processing the application. Application fees are non-refundable.

Our reasonable rental standards are applied uniformly and equally to all applicants, with the following information taken into consideration: 

• Credit History
• Rental or Mortgage History
• Income
• Employment
• Criminal History

Additional deposits will be required if your application is approved with conditions. Applications are approved with conditions for reasons such as, but not limited to, insufficient credit or rental history, or for bankruptcy. 

Guarantors/co-signers may be accepted if an applicant is approved with conditions. Guarantor/co-signer requirements: 

• Gross monthly income must be five times the monthly rental rate
• Must reside in the state of Missouri or Kansas

• Applications are valid for 30 days. 
• Any false information submitted with an application will result in denial.

• A maximum of two people per bedroom are allowed per property.

MGC Leasing & Property Management, LLC conducts business in accordance with all federal, state, and local fair housing laws. It is our policy to provide housing opportunities to all persons regardless of race, color, religion, sex, familial status, handicap, or national origin. 

A minimum of a one-year lease is required, initally. After the first year of residency, one-year, six-month, and month-to-month lease terms may be offered.

A one-time $125 administration fee will be charged at the time of lease-signing. This is a non-refundable fee.

Residents are required to maintain and provide at least $300,000 in property damage and $300,000 in personal liability coverage from an A-rated insurance carrier. You may purchase your own rental insurance coverage or, if you do not wish to obtain your own insurance policy, an insurance policy is offered as part of the Resident Benefits Package that is attached to every lease. Pets are not permitted on all properties. Check the property listing for pet policies, fees, pet rent and restrictions. 

Properties that do allow pets only accept cats and dogs over one-year of age and may have breed and weight restrictions. Fish tanks over 10 gallons and reptiles are not permitted.

All applicants must complete a pet screening profile during the application process.
