Application Information

Application Process:

• Each person over the age of 18 who will reside in the home must complete the application and pay the non-refundable application fee. 

Note- Each person under the age of 18 who will reside in the home, even temporarily, must be listed as an additional occupant on the application. 

• A $75 application fee per person over the age of 18 must be paid before processing the application. Application fees are non-refundable.

Subject to applicable laws, our requirements include, but are not limited to, the following criteria: 

Identity

• Must have a verifiable government-issued ID.

Income

• Household net income must be verifiable and at least 2.5 times the monthly rental rate.

Credit

• Minimum TransUnion Resident Score of 580.
• Bankruptcy must have been discharged at least two (2) years ago.
• Past-due balances and open collections may result in denial.

Residence History

• Current, verifiable mortgage or rental history.
• Up to five (5) years of rental history may be requested.
• Evictions, past judgments, and landlord case history must be at least five (5) years old, and any outstanding balances must be satisfied.

Criminal History

• Criminal convictions that could be deemed harmful or threatening to the health and safety of a person, rental property, neighborhood, or the property of others may be grounds for denial. 
• Violent, sexual, or drug-related misdemeanors within the past five (5) years will result in denial.

Guarantors/co-signers may be accepted if an applicant is approved with conditions. Guarantor/co-signer requirements: 

• Gross monthly income must be five (5) times the monthly rental rate
• A minimum credit score of 700
• Must reside in the state of Missouri or Kansas

• Additional deposits will be required if your application is approved with conditions. 
• Applications are valid for 30 days. 
• Any false information submitted with an application will result in denial.

• A maximum of two people per bedroom are allowed per property.

MGC Leasing & Property Management, LLC conducts business in accordance with all federal, state, and local fair housing laws. It is our policy to provide housing opportunities to all persons regardless of race, color, religion, sex, familial status, handicap, or national origin. 

A minimum of a one-year lease is required, initally. After the first year of residency, one-year, six-month, and month-to-month lease terms may be offered.

A one-time $150 administration fee will be charged at the time of lease-signing. This is a non-refundable fee.

Residents are required to maintain and provide at least $300,000 in property damage and $300,000 in personal liability coverage from an A-rated insurance carrier. You may purchase your own rental insurance coverage or, if you do not wish to obtain your own insurance policy, an insurance policy is offered as part of the Resident Benefits Package that is attached to every lease. Pets are not permitted on all properties. Check the property listing or contact our Leasing Agent for pet policies, fees, pet rent, and restrictions. 

Pet-Friendly properties only accept vaccinated cats and dogs over one year of age and may have breed and weight restrictions. Fish tanks over 10 gallons and reptiles are not permitted.

All pets and service, therapy, or emotional support animals must be disclosed and screened at the time of application.
