Our reasonable rental standards are applied uniformly and equally to all applicants with the following information taken into consideration:
All applications are processed through a third-party screening company. We primarily consider the last 2 years of credit history and do not consider medical or student loans.
Poor credit references and bankruptcies may result in denial.
Applicants with a lack of credit history may be required an additional deposit.
Non-family rental references are verified for the previous 3 to 5 years. Lease and mortgage references are not considered if the applicant is not named on the lease or mortgage.
Evictions and/or past judgments, dismissals, and landlord case history within the last 5 years will result in denial.
An additional deposit may be required for lack of verifiable rental or mortgage history.
The total household gross monthly income must be a minimum of three times the monthly rental rate.
To verify sufficient income, two forms of proof of income are required. Acceptable forms include:
Co-signers are not allowed to replace the lack of income.
Applicants must be employed at their current job for a minimum of six months.
To verify employment, the applicant must provide the current employer's contact information,
To verify self-employment, applicants will need to provide the previous year's tax return AND the last six months of bank statements showing deposits listing the source of income and the applicant's and financial institution's name and address. Additional documentation may be required.
We consider the last 5 to 7 years of criminal history. The following will result in denial:
Guarantors/co-signers may be accepted for lack of credit or rental history, but not for both. Guarantors/co-signers will NOT be accepted for bad credit or insufficient income.
